Piazza Famiglia In Little Italy San Diego Breaks Ground

The Little Italy Association and San Diego based developer H.G. Fenton broke ground yesterday, December 1st on Piazza Famiglia, a 10,000 square foot public plaza to serve the Little Italy neighborhood and Downtown San Diego residents and visitors.

Piazza Famiglia which is set to be completed by Christmas 2016, is a mixed use development that will include shops, restaurants and residential units. The developer also plans to add 55 parking spaces underneath the piazza.

Officials said that the Piazza Famiglia’s design will emulate those grand piazzas found in Italy. It will feature classic Italian architecture and design and will include landscaping, seating, gathering areas and a water fountain.

The piazza will definitely be a welcomed addition to Downtown San Diego and its residents. It’ll be on West Date Street, between Columbia Street and India Street and eventually the piazza will become a community gathering space hosting the farmer’s market, concerts and cultural events.

The above chart based on monthly sales data from Sandicor and SDAR, we can see that median sale prices in downtown San Diego reached their highs in November 2004 (at $620,000). Since then, median sale prices were at their previous low in April of 2009 and reached their lowest in January 2011 at $324,500 in a one month unexpected peak. Currently as of July 2012 median prices are at $377,500.

San Diego Downtown Sales History (2000 – 2009)

On the above chart which is based on monthly sales data from Sandicor and SDAR, we see that median sale prices in downtown San Diego reached their highs in November 2004 (at $620,000), showing a 56.45% increase of those in January of 2000. Since then, median sale prices were at their lowest in April of 2009 at only 25.41% above those in January of 2000, a 31.04% drop from the November 2004 highs. This chart also shows that since median sale prices for condominiums in downtown were at their lowest in April of 2009 (when compared to the November 2004 highs), at the end of the year, in December of 2009, median prices rose back up to $378,900 or a 28.74% increase of those in January 2009.
